The Transition Assistance Program (TAP) helps California homeowners who can no longer afford to keep their homes transition in a structured, protected way.
TAP is designed for homeowners who have already attempted loan modification or other hardship solutions without success. When modification is no longer possible, and past-due balances cannot be cured, a more strategic approach is required.
Through TAP, mortgage debt is resolved through a controlled sale of the property — avoiding foreclosure on your terms.
You remain in control, protecting your family’s interests — not the servicers.
This is not a traditional real estate transaction. Success requires experience with defaulted loans, foreclosure timelines, servicer negotiations, and the legal protections that apply.

Program Eligibility & Process

  • Homeowners must complete and sign the TAP Authorization and RLA for representation.
  • Homeowners must provide all necessary documentation to satisfy program guidelines.
  • First-lien mortgage loan is delinquent or at risk of imminent default as substantiated by homeowner’s hardship. Loans in foreclosure are eligible.
  • The applicant must own or occupy a single-family, 1-4 unit home located in California.
  • No corporate real estate sign or real estate marketing will be advertised on a homeowner's property.
  • The TAP Program will keep your family in the home for 3-10 months with foreclosure on 'hold' for transition assistance. Please save your money during this time.
  • We are not investors, and we do not flip houses. Foreclosure prevention ONLY.
  • Homeowners will receive assistance to help transition to a new home.
  • Homeowners subordinate liens on title will be resolved, negotiated, or paid off.
  • Homeowners who have previously filed bankruptcy are eligible.
  • We specialize in loss mitigation, default mortgages only. Including Equity Sales, Short Sales, Estate, Trusts, Bankruptcy, Divorce, and Probate.
  • All representation will be licensed in California for real property and Foreclosure Prevention.
  • All files will be reviewed for final loss mitigation options to determine whether the property can still be saved. A Seller Exclusion of Listing from the CRMLS will be executed. Please allow 1 to 3 months for full review and loss mitigation processing.
